Title Construction Adminstrator City Indianapolis State IN Employment Type Full Time On-Call No Weekend Hours No Travel No Description Herman & Kittle Propertiesa€"Construction AdministratorLocation: Indianapolis, INPOSITION SUMMARY: Responsible and accountable for administrative and organizational support of the construction department.RESPONSIBILITIES: a€ cents Prepares and tracks all trade contractorsa€ (TM) contracts, change orders and purchase orders per the Project Manager/Director of Construction documentation and distributes to needed parties.a€ cents Coordinates the receiving, review, distribution and monitoring of all additional required project documentation.a€ cents Organize and maintain all construction in-house files for each project, trade contractor and applicable correspondence.a€ cents Ensure all certificates of insurance required for each trade contractor are accurate, current and in compliance with the contract documents as well as maintain the organization of all insurance certificates for each project.a€ cents Responsible for any project specific compliance such as Davis Bacon, Prevailing Wage, Section 3, etc. and coordinating with any 3rd party monitors associated with such work.a€ cents Distribute and provide necessary help to contractors with regards to insurance, submittals, electronic billing and any other project paperwork.a€ cents Coordinate and distribute schedule updates as provided.a€ cents Provide each site superintendent with required safety manuals, toolbox talks, posters, hard hats and other equipment/material needed.a€ cents Assist site personnel with computer and site organization of all files and documentation.a€ cents Prepare electronic files for each project for use and storage.a€ cents Responsible for obtaining all close out docs from contractors prior to release of retainage.a€ cents Maintain and distribute the Certificates of Occupancy for each building at each project.a€ cents Complete new project O&M manuals and distribute to all necessary parties.a€ cents Receive, organize, distribute and file daily project reports from site superintendents.a€ cents Other duties as assigned. Requirements QUALIFICATIONS a€ cents High school diploma or general education degree (GED)a€ cents Some experience and/or college degree in applicable field preferred but not required.a€ cents Knowledge of Section 3, Prevailing Wage and/or Davis Bacon preferred but not requireda€ cents Language Skills a€" Ability to read, write, speak and interpret rules, procedures, routine reports/correspondence and to speak effectively with groups of employees and/or residents.a€ cents Math Skills a€" Ability to add, subtract, multiply, divide using whole numbers, fractions and decimals. Ability to compare rate, ratio and percentages and interpret basic graphs.a€ cents Reasoning Skills a€" Ability to apply common sense understanding to carry out instructions in written, oral or diagram form. Ability to deal with problems that involve concrete variables in standardized situations.a€ cents Computer Skills a€" Intermediate experience with MS Office, MS Outlook, and Internet Explorer. .
